When driving through the residential areas of Santa Monica, there is plenty of multi-family properties like apartment buildings, high-rises along Ocean Avenue, and small five or six-unit townhome clusters. Single-family homes are more or less sprinkled throughout most of Santa Monica. That is until going past the posh shops and cafes of Montana Avenue into the neighborhood known as North of Montana. The streets all the way until San Vicente Boulevard are lined with large single-family homes on mostly 7,000 – 10,000 square foot lots. The urban planning is very similar to that of the Beverly Hills Flats.
North of Montana is a very prestigious neighborhood with numerous luxury homes. A lot or teardown property will cost north of $2 million, while most properties sell for around $4 million but can go for up to $10 million.
This is an incredible part of Santa Monica especially for families. The wide streets with sidewalks are extremely conducive to a family neighborhood. The school district is top-notch with Franklin and Roosevelt Elementary schools and Lincoln Middle school are all in the area.
The location of North of Montana is close enough to downtown Santa Monica to take a 5-minute Uber ride, but far enough away that keeps out a lot of riff-raff and tourists brought from downtown LA by the Expo line. Additionally, the upscale shops, dining, hip cafes, and Whole Foods are along Montana Avenue which gives the area an upbeat vibe.
