The neighborhood in zip code 90210 termed the Beverly Hills Flats is a rectangular land mass between Santa Monica Boulevard and Sunset Boulevard and Doheny Drive and Whittier Drive. As its name implies, the area is very flat unlike other Beverly Hills neighborhoods like Beverly Crest and Trousdale Estates.

Since the 1920s when landscape architect William Cook first designed the curving streets lined with the iconic palm trees, wealth and fame were attracted to the area for its large flat lots and centralized location in Beverly Hills. The neighborhood is also a runner and walker’s paradise since there are wide streets and clean sidewalks.

Properties here start at around $7 million for a tear down or vacant lot, and finished homes can go to above $30 million due to the restriction in lot size. Beverly Hills homes higher in cost are found north of Sunset Boulevard due to larger lots. Although there is not much in the way of views in “the Flats,” more desirable homes can be found on quieter streets such as Alpine Drive and Elm Drive versus thoroughfares like Beverly Drive or Rexford Drive.
